Net floor area



unless otherwise specified, means the sum of the floor areas, each measured to the inside of the exterior walls of the building or buildings. It includes the net floor area of any accessory building, but excludes any floor area used for:
  1. lift wells, including the assembly area immediately outside the lift doors for a maximum depth of 2 metres;
  2. tank rooms, boiler and heating rooms, machine rooms and bank vaults;
  3. those parts of any basement not used for residential activities, commercial activities or industrial activities;
  4. parking areas and/or loading areas, including basement parking which extends no more than 1 metre above ground level;
  5. 50% of any pedestrian arcade, or ground floor foyer, which is available for public thoroughfare;
  6. covered access ways;
  7. roof terraces that are for residential or staff use only, are uncovered and open (apart from a balustrade) to the outside air on at least three sides; and
  8. decks that are for residential or staff use only, are uncovered and open (apart from a balustrade) to the outside air on at least three sides and which do not extend more than 800 millimetres in height above ground level and cover less than 15% of the net site area.
It excludes the following for commercial activities and guest accommodation only:
  1. all stairwells (including landing areas);
  2. toilets and bathrooms, provided that in the case of any guest accommodation the maximum area permitted to be excluded for each unit shall be 3m2; and
  3. that part of a balcony that is within 2 metres from an exterior wall of a building, provided that the balcony is open to the outside air (apart from a balustrade) on at least one side.
It excludes the following for residential activities only:
  1. shared stairwells;
  2. garages and carports; and
  3. all balconies.
